Another agent listed this home and couldn’t sell it in 208 days. It was not tenant-occupied then, and there were no association problems.

We took the listing just as multiple challenges presented themselves: the seller decided to lease the property, and a tenant moved in, with showings limited to four hours, two days a week. With no income history, the buyers narrowed to investors, and only those willing to take on the risk. Then the association went into litigation, which made buyer financing hard to find.

We priced it where the previous agent had, despite the added challenges. We found the right investor and worked the lending problem ourselves until it closed. When the buyer needed a longer escrow, we structured it to protect our seller.
