This Laguna Niguel home had already been on the market with another agent, and it didn’t sell. When the landlord came to us, there was a second problem: a tenant in the home who controlled access. Showings were limited to two hours, two days a week, and there were no interior photos.

A standard campaign wasn’t an option, so we built the sale around the right buyer: an experienced investor-landlord who needed to sell one property to buy another. We represented the landlord. We also represented the investor, advising him on how to position and structure his offer to win this home, and he let the tenant stay. The home was under contract in 11 days.

The contract depended on his own sale closing within a set window, so we listed his property the next day. With multiple offers and a higher price, it closed well over its original asking price, three weeks before Sean.
